5 Sunroom Addition Tips

Tip #1 Consider what kind of room do you want or need

You know that you want a space that allows you to enjoy the outdoors, but do you know how many options are out there? If you want the project to be an added living space, a sunroom addition would probably be the best option for you. However, if you wanted to truly be outdoors enjoying the weather without pests, then a screen room would probably be a better fit. There are so many choices to achieve an outdoor living lifestyle. It’s always important to consider what you are planning to use the space for. Make sure you know all your options, and determine which best suits your needs and budget!

Tip #2 Understand the product

A sunroom is essentially an addition on your home. Energy codes in your area may require the room be closed off to your home. Ask all of your questions! How do you maintain the product in different seasons? What are the cleaning requirements?  What will it look like on your home? Some contractors may have a showroom where you can go see the product as it stands, or offer an augmented reality program to actually show you what your room would look like on your existing home.

Tip #3 Get firm and final pricing

Some clients hope to obtain ‘ballpark’ pricing over the phone which in the end is very unreliable. While someone may be able to get you a generic price on a dimensional sunroom, the only way to get accurate costs is to have a specialist at the job site. It’s vital that a professional comes out to measure, see the job site, check electrical, determine any foreseeable obstacles and any extra requirements to get the room done. It’s important to have a meeting to discuss big to-do’s and expectations you may have. The best part is that this service should be offered, FREE OF CHARGE! Nothing to lose here!

Tip #4 Know who is performing the work

This one is HUGE! The company you purchased the sunroom for, may not actually be the ones performing the work. Is the contracted company licensed, bonded, and insured? Any professional and reputable company should be, but it doesn’t hurt to confirm. This will ensure that you will not be held liable for any accidents that may occur on your property. Sometimes a lower price compared to competitors is a red flag. Some companies are able to offer lower pricing because they do not hold insurance, and / or are not bonded and licensed. This also applies to any subcontractors the general contractor may be using. You may want to consider asking for waivers of lien to ensure that the contractor has paid all the subs for their work. This will avoid any unwanted surprises after the room is completed. Is the contractor handling the permits and village inspections? Check to see that permits are included in your costs, and that the contractor is working with your village to schedule inspections and obtain the permits. Being that a sunroom addition is an extension of your home, you want to make sure that it is done the right way.

Tip #5 Most importantly, make sure you trust the person you are hiring!

Things like warranties should be offered and honored for any sunroom work and / or product. If a problem arises, are they going to be your ‘go-to’ phone call? Will they contact and schedule subcontractors on your behalf if there is a problem with the work. A lot of problems people run into with any type of construction can be avoided with a good contractor that you can trust. They will know exactly what you need, get it done while meeting or exceeding your expectations, respect your wallet, and stand by their work.
